Security Concern and Response, Poor Management (Millerz Square Old Klang Road)

I'm a resident at Millerz Square, Block A, and recently experienced a troubling security incident on 30th September 2024. At 5:00 PM, while crossing from Block A&B to Block D, a suspicious individual, dressed in swim trunks, sneaked in behind me without an access card. He later claimed to be a tenant of Block B-13-3a, but also staying in another unit outside Blocks A&B.
After reporting the issue to the management office, I was informed it wasn’t their responsibility, and I was redirected to security. Despite my concerns, it took 20-30 minutes for the security team to respond, which was frustrating given the recent notice (dated September 19, 2024) about a break-in.

I also spoke to Jennifer Chuah regarding this matter, but her responses left me feeling unsupported. Key points of frustration include:
Concern for Safety: I did not confront the individual for my own safety, given the notice about the recent break-in. I chose to seek security assistance instead, which I believe was the responsible course of action.
Dismissal of Threat: It was suggested that the individual posed no threat because he was only wearing swim trunks. However, if the situation had escalated, I could have been at risk of physical harm.
Slow Response: The 20-30 minute delay from the security team was disappointing, especially considering recent reports of intruders.
Irresponsible Tenants: If tenants or their visitors pose security risks, the owners should be held accountable. This incident raises concerns about the safety of residents due to irresponsible tenants or their guests.
Photo Request: I was questioned about why I didn’t take a photo of the individual. I refrained due to potential legal risks, such as accusations of harassment.

Overall, I felt that my concerns were dismissed, and I’m deeply disappointed by the lack of urgency and support from management. I hope EXSIM addresses these lapses to ensure the safety of all residents in the future.

Very dissatisfied on VP process.Too slow. They rush to send out VP letters just to avoid paying LAD. And after paying the misc charges, even when emailing the PIC, they keep ending the email in a standard wording format. As of now, I have to wait one month to get my keys (earliest available date)?! They also over charge on the advance service fees whilst I yet to get keys, and also the Defect Liability Period date starts when I yet to get keys.This unfair and irresponsible practice deserves to be highlighted via a formal complaint to the relevant authorities, so guys if ure reading this, please help to complaint if you have the same issue.

Quality in terms of workmanship, design and the colours - EXSIM YOU TOTALLY ABSOLUTELY DISAPPOINT US. Interior colours are so dull, balcony too small (might as well not have one), yard too small, sink is useless, fire sprinklers placed at odd locations in the unit, grouts and painting quality is poor, just to name a few (on the good side, windows and door quality is superior). On the overall place, Central Park Damansara is a nest of pigeonholes you created to make billions worth of profit at the expense of cutting on quality of not only your new condos but also quality of future residents living there.

It would have been really nice to build a sustainable township which is family centric (reasonavle spaces, amenities such as police station, schools, public library and especially sports facilities). But you keep building 39-49 stories high of pigeonholes.

Update 10 Aug 2024:
It appears that all who got VP'ed have their handphone numbers sold or passed around to property agents or ID companies. We have been getting numerous spam messages and there is no way our hp numbers must of gotten leaked unless Exsim Staff or Agents distributed our numbers. Including those yet to get keys (but got VP letters) are getting these spam messages.

Saw some bad reviews about millerz here and I think most of the ppl will only rajin to review when come to bad point . So I wanna share some pictures I saw here n I’m staying there now . Management is fast response when come to some minor defect too . So far quite okay when I stay here

Dont buy from them. For years they were selling a township. Now closer to VP date the plots that were supposed to be commercial, office, park etc are suddenly becoming more service apartments. Brought up to mbpj and theyre saying the apartments were approved way before we even bought the unittl. Which means exsim sold us a lie. Bought the apartment from them cause they were a reputable developer. After central park damansara, I wouldn't recommend them to anyone. Stay away from Exsim, you're better off saving your hard earned cash.

As a EXSIM buyer, I regret to buy Millerz Square which was selling at almost RM900psf and the SPA is RM1000psf. Is this the workmanship which a good developer should deliver?

EXSIM management has been quite a disappointment. According to him EXSIM is a “premium” developer except when it comes to plumbing and “EXSIM projects are not designed to handle even one piece of toilet paper or tissue.”

After moving in 1 month we have spent over 1000rm in plumbing fees which Millerz and EXSIM refuse to acknowledge as defects in their plumbing. Multiple plumbers have identified the problem as the plumbing design, and assured us that the same problem will reappear every week or so. I have spoken with many other owners and tenants who face the same debilitating problems in their own units.

It is really a shame as Millerz is a beautiful project and otherwise a great place to live. However the constant risk of fecal matter flooding into our home (not knowing which apartment it even came from) has made living here unbearable and unsafe for our 2 year old son and makes it impossible for us to recommend EXSIM projects to anyone else.

I really hope management acknowledges their mistakes and finds a way to solve the issue or make life more bearable for its tenants. Coming from one of MANY concerned Millerz owners.
