這公寓有3棟樓。每棟樓有100戶左右。
根據管理層貼出來的名單,單單我這一棟樓就有30多戶業主欠管理費不還,很多還是欠了超過一年。
大概是因為收不到錢,去年管理費漲價了。給人的感覺就像因為有些業主不還錢,而從其他業主那邊打主意。
但是,管理費漲價了,公共設施却還是沒有改善。
公寓屋頂外沿的天花板破裂掉落,通知管理層後,沒有處理。結果引來了一群鴿子築巢,造成鳥糞處處,嚴重影響住戶。
屋頂排水系統阻塞,逢雨積水,還滲透入水泥牆,造成樓下牆壁滲水。
建築物外的排污管也有破裂,發臭的污水漏出來,沿著牆壁流下,沒有處理,現在都生蕨類了。
健身房的器械也壞了,沒有處理。
雖然管理層很努力“省錢”,但是保安人員却請了差不多10個 !這公寓只有一個出入口,却請了接近10個保安,是不是有必要,管理層在今年的業主大會上,依舊沒有正面回答。
而且即使很多用戶投訴這家保安公司,管理層還是堅持聘請他們,也讓人懷疑管理層和保安公司的關係。
雖然有這麼多的保安人員,但是大樓內還是處處有保安攝像機,就連每個樓層的樓梯口都有安裝,被人時時刻刻監視的感覺,就像在住監獄一樣,非常不舒服。
目前很多單位都空置了有一年以上,招租出售都有,大概就是這些業主在 Google 打5星評價吧。

It is a gem in Batu Pahat due to its location which just next to a green forest. You can feel the freshness of the cold air every morning with the visit of small animals such as squirrel & monkey once awhile. Condo is nothing special in KL but this limited condo is really a gem in batu pahat especially for those who really enjoy condo facilities such as swimming pool, playground, jogging track, tennis court & Gym. The building is bit old but it is manage and maintain well by a good management team. Thumbs up.

之前新同事在這裡租了一間 apartment,請了公司幾個人去開 party。
結果晚上下雨,發現 apartment 漏水。
廚房、臥室的洋灰牆和 cornice 都滲水進來,並且把廚房的木製壁廚都浸到爛了。
一群人忙著把壁廚內的東西搬出來的時候,才發現壁廚後面的木板已經發霉,應該不是第一次浸到水了。
新同事說搬來已經幾個星期,都沒有遇過漏水,就很奇怪為什麼現在才漏。
後來看看氣象記錄,才發現因爲過去幾個月都沒有下雨,所以沒有發現滲水問題。
過後新同事通知房東,房東竟然跑出一句:“又漏水?之前已經叫 management 來看過了。怎麼還有?”
房東後來說他有叫 management 來看,但是也不懂到底有沒有修好問題。
總之現在雨季了,一遇到下雨就是又滲水。
而且那些浸水發霉的壁廚,房東到最後也不願意更換。
新同事最後只好賠償定金,退租搬走,就看誰是下一個倒楣鬼吧。

Most of the condo unit owners do not stay in, but rent out. However, since Sharp closed down several main production lines and relocated their Japanese staff back to Japan, a lot of units have become vacant.
And without sufficient revenue (maintenance fee), the condo conditions are not matching residents' expectation.
Eg. Gym is broken down, cafeteria no longer operation, exterior walls are moldy (especially lower floor), tennis court is moldy and unusable, etc.
On the inside, the layout of units are weird.
Some bedrooms windows are facing the common corridor, and u can hear neighbors walk by and talking.
The laundry area is directly next to the common corridor, and barricaded by a 1m tall fence - anyone could have climbed over into your unit from the corridor.
And because the kitchen is next to the laundry area, the cooking fumes can leak out to neighboring units - i can definitely tell what the neighbor is cooking everyday, and the laundry will be stained with the smell as well.
To complicate matter, some residents feed the birds, and the birds droppings can be spotted around the laundry area.
The bathrooms, both master bathroom and common bathroom, are extremely small and narrow (about 2.5m × 1m), which make users difficult to turn body.
The master bedroom and common bedroom are same size, which can only accommodate a queen bed and wardrobe, but nothing more.
The 3rd bedroom, feels like a maid room, because its size is relatively smaller.
The kitchen has weird plumbing location - the water outlet is on the inner side of the house, and the sewer pipe connects to the main sewer which is 3m away. Due to the long distance and lack of slanting angle, the kitchen sewer choke easily.
While i like the serenity that was promised by the location of the condo, the fact that it is next to forest means there are lots of wildlife. And that means monkey and musang. These wildlifes make a lot of noises at night, and people who have no prior experience living in remote kampung, will have difficulty to adjust to the noise level at night.
