Dear ESP Properties,

I stand by my review, which reflects my personal experience with your agency and your agent, Mr. Edmund Lee. I have documented all communication and payments made during this tenancy — including proof that I was allowed to move in early after making full payment. Yet, no tenancy agreement was finalized or signed from your side.

The sudden notice to vacate, despite me fulfilling all financial obligations, caused significant loss and disruption — including transport, deposits, and relocation costs, which I had to bear unnecessarily.

This situation clearly shows that your agent and the landlord acted in bad faith. And with the threatening tone in your public response, it now appears that your agency as a whole is complicit in such conduct — giving the impression that ESP Properties Sdn Bhd is run by individuals who use manipulation and intimidation when confronted.

Furthermore, I’ve noticed that I’m not the only one who has faced such problems. Other clients have also left negative reviews about your agency, sharing similar experiences of unprofessionalism and poor handling. That reinforces my belief that what I experienced was not an isolated incident, but part of a broader pattern.

If you believe I have made any inaccurate statements, I am open to reviewing your evidence. Until then, I will not be removing my review, as I believe it is justified, factual, and necessary to protect future tenants from similar experiences.

I had a very bad experience dealing with ESP Properties Sdn Bhd, particularly with their agent Edmund Lee (REN 59964).

He allowed me to move into a house on 25th May 2025, and collected full payment upfront — including RM4,800 security deposit, RM2,400 rent, RM1,200 utilities, and RM650 for agreement/stamping.

After repeated delays and excuses, he suddenly told me to vacate the house within a week. I’ve already made a police report and will be bringing the case to the Tribunal and LPPEH.

This entire situation feels like a scam, and I suffered major losses:
• RM2,250 in moving costs (lorry, labour, fish tank relocation)
• Around RM2,000 in transport expenses
• RM5,000 loss from the new house deposit, which I had to pay urgently due to this issue

This has caused me financial and emotional stress. I strongly warn others to be very careful when dealing with this agency or this agent.

My experience renting at gelugor through "Foo Boon Hong" fell short of expectations. While the key was provided upon move-in (april 5th, 2024), the crucial access card wasn't available until the end of April. Despite repeated requests over 40 days, a rental agreement was never provided. Communication with the contact person became limited after the initial booking/ full deposit with a two-week period of no response to inquiries regarding access cards and maintenance, although he got paid agent fee. The initially promised completion of maintenance within the first month also wasn't fulfilled. Clear communication and timely responses is lacking.
The agent will ask you to reach the owner and the owner will tell you he need to check with the agent and it goes through a closed loop that have no end. I have paid one month rent without even being in the house and they refuse to reconsider the date, although all the delay was from thier side. How ethical !?!?

Overall, super unprofessional. It i would have zero star .... I'd definitely give it to this service as it is waste of time, energy and money.

Not recommended.... Not worthy.
