A female agent from this agency approached me for permission to hang a “sale/rent” banner outside the shop. I’ve always had a positive experience with property agents so I accepted her offer for service. The decision would come and bite me in the behind. I used her service for shop rental: The said agent forged the signature of the then tenant on the booking form to which she hurried me to sign and consistently held it over my head. From beginning the tenant had issue with the agent and agent would badmouthed about tenant to me - creating animosity between me and tenant. It got so bad that I didn’t want to continue with the rental then agent used the booking form (that she signed herself) against me - if I don’t proceed with the deal, I need to return a month’s deposit to tenant and compensate two months’ rental to her company. Like extortion. Then when tenant was about to sign, she quoted me another charge then from the booking form that was signed - tenancy agreement became RM720 from the RM360 that was written on the form and she wanted me to pay extra for SST - so the agent doesn’t even follow the charges that were agreed upon the booking form, it became MORE. There was NEVER room for negotiation for one year’s rental contract, I (owner) just had to pay. How were her services? Terrible!!! Negotiator never helped me vet the tenant, never explained the charges or rules to me beforehand, never mediate properly between me and tenant. It was so inconvenient as I kept needing to go to the shop so she could have a discussion with tenant. Everything needs to go according to her timeline - FAST or she would use the booking form against me or the tenant. Agent also has an attitude, I told her to set up a WhatsApp group so she could monitor the rental activity for the whole 1 year and she wasn’t happy about it. Initially I used her services for sale of the shop - one advertisement on facebook, one advertisement on rayloo blog - not even on mudah. Horrible experience, I was lucky I found out before I transferred money to the agency. Unfortunately my tenant cancelled the whole deal.
