I brought one of the condo - Molek Regency. This is a beautiful and value for money project. Collected my Keys as promised without delay. when to view for defects and the furnishing was good. I am very happy with the workmanship and the developer - Mr Woo and Kenny Woo is very friendly and approachable. Sales representative- Miss Jessy is very professional and reply to my query very timely. Very good after sales support and they are always easy available to assist to my query and offer solutions, if any.
One of the best project that I have went into. A good buy compare to many other project.

非常不满意在游泳池的公共浴室，那些清洁kakak两个睡在厕所，另外一个坐在里面用餐。我进去suana20分钟，她们三个人还在吃饭跟睡觉。我也不喜欢他们的locked,全部是放清洁工人的私人用品。请管理层注意一下！！！！

Just recently move in as a tenant. But damn, the worst desicion ever. Potraying as so called ‘luxury’ apartment, there’s nothing luxury of this condo. Very very very poor soundproofing, I’m at level 32 yet still can hear the noise from the road. When the people upstairs running or open or slamming the door can hear clearly as if they’re in my unit. Not to mention when they do renovation works, it’s like they are drilling right next to my ear. There’s nothing luxurious in this condo, molek pine is thousand times better. Will move out asap, the noise pollution is just bad

Booked here using airbnb and the place is really cozy and comfortable to stay.
The location is a bit far from town or any other attractions.

I am a investor and I thought being friendly to let my neighbour enter my house to see my unit. But that is my greatest regret to be friendly to wicked neighbour. She owned 3 units in Molek Regency, and don't know why she is so busy body to complain to Knight Frank about my renovation and now I am spending money to engage the lawyer to talk about my legal rights. Never trust all your neighbours as there are many poisonous snake owners in Molek Regency. They look down on Tenants, and when there is anything happen, they immediately blame the tenants. So derogatory and JMB implement strict security without agm vote because of "undisclosed stories". The problem with condo is a lot of investors who don't stay there, and always think that AGM is useless. This is very dangerous as the small group owner who bother to attend the AGM (50 attended out of 1 thousand over units) control the whole condo. AGM is so important as in strata management properties, what they want to add in the houserule need to be voted in agm. So if they change rules that is against investors, you are not there, you are basically letting those who stay there to overrule your interest . Example, you need Shuttle bus to go there . it was already factor into the management fee calculation. But a lot of owners who attend the AGM stay there and drives. So it will not hurt them if the shuttle bus is removed, but it will hurt you as you cannot find good tenants who work in singapore since the condo is so far from CIQ. You have no choice to rent cheap, making it not worth to keep the property with the high management fee.. Then you give up and want to sell. It is also difficult as some many other investors who are like you also fedup when they are being cheated by developer into buying such a lousy location are also trying to sell, otherwise, every month you are paying mgmt fee of RM530 for (3bed 3bath) for other owner to enjoy a pool to themselves while your unit is empty. Investor, don't be lazy.. show up for AGM. Join the whatsapp group for owner if you cannot attend agm, and assign someone to be your proxy to represent you for any item that is going to be discussed in AGM. Now the JMB don't even present the item, they just change the facilities without asking for feedback. Like removing exit button and stop clone cards to enter the lift lobby and issue order to security guard not to open door for anyone, including owners or visitors who have the QR code created by owners to visit the place. this is so ridiculous. owners has to personally come down to bring the guest up and send off. never see such a lousy system in any of the condo except Molek Regency. Not worth paying RM530 for such a lousy JMB, the only way to get rid of this team with more investor attend the AGM. Otherwise, JMB should have some one who represent investor interest. During the first AGM, a group of 50 owners already plotted this to control the condo. They purposely voted that the JMB to only have 4 members and since then these 4 members are acting like they are the CEO and owner of Molek regency. All owners need to Kowtow to them. Be smart owner, join the owner chat group by approaching the JMB. Knight Frank will tell you there no such chatgroup because they don't want you to join. but JMB owner like Johnny , Soo Siang of Blk A, Tony Tan and Harold of Blk C and See Lai of Blk B are all group adminstrator and know how to add you into this owner chat group. Say hi to them and ask them to put you in. If you are now suffering in silence, get out of it. Join the chatgroup and stand for your owners right.
