Our MiRA Shorea Park Residence ONE is totally lack of much needed CCTV at crucial areas like corridors which hard to fathom for today's guarded service apartment, this led to many untowards incidents despite barely 6months staying in yet no reply from MO (2024Dec23)

As owner You City 3 Cheras, and move in already about 4 months. Overall project don’t meet my expectations since OSK claimed reputable developer with fake awards. They don’t keep their promises as per Sale & Purchase Agreement to rectify defects within 30 days. Face so much frustration as home owner, time wasted and poor quality of living. Buy a house more than RM500K but feel like low cost flat environment.

Their senior management do not have accountability and honesty to take care of all our concerns and complaints as home owner. It seem their management do not have a complete competency to manage residential development. Better avoid at all costs to buy any OSK products in future. OSK should be blacklisted.

OSK Developer is irresponsible developer, as purchaser of You City 3 Cheras. I can confirm the workmanships of their products is low quality products. Too many defects from common floors and tenants area. I took my key on Feb 2024 and conducted inspections on the following week. Then submit report to OSK Defects Team until now 10th July 2024. There is no progress to rectify my house defects. Even though they asked me to log report via Bricks Apps, email and WhatsApp them. But still no response from them. The services provided with high maintenance fees not meet my expectations. OSK senior Management such lazy management that not doing their work properly. I do not recommend my friends and family to buy any OSK products in future. Please do avoid this lossy property developer.

Product made by OSK poor quality, bad workmanship. After defect period, management push all cost to owner. THINK TWICE BEFORE BUYING ANYTHING FROM THEM.

Initially, I was impressed by OSK Property's reputation as a reliable developer, prompting me to invest in one of their properties. However, my experience with them quickly turned sour. The handover process was a nightmare, with a poor quality condo that seemed to have skipped any form of quality control. It felt more like a decade-old pangsapuri than the premium condo I paid for. OSK how you want us to trust you in the future?!

I am one of the unlucky purchasers of the You City 3 project by OSK. So far the VP experience has been far from satisfactory.
A. Unreasonable increase of maintenance fee
Increase from rm0.27 to rm0.37. and this is
for Cheras area.
B. Poor workmanship.
Unacceptable quality of construction and
finishing. Cracks on wall, sloppy finishing,
water leak, uneven wall, ponding problem
everytime it rains, uneven flooring in the
carpark.
C. Status update of defect submission. More
than 2 months after we submitted a defect
report and yet there is no status update yet... Everytime we call for status update, we were given empty promises, and our email was completely ignored.
Avoid this developer at all cost

Not sure about their other project, but the one that I purchased, You City 3, has shoddy workmanship. Priced at closed to RM700 per square feet during my purchase, which is consider expensive for a condo in Cheras area, I definitely wasn't expecting a condo that was built with a such abysmal quality.
1. We were not allowed to perform ponding test in our unit as the management claim that they have do it. Any leakage caused by the ponding test will need to be bear by owner. Despite claiming that they have perform the required check, there are still several unit with leaking problem.
2. The high tolerance level for hollow tiles. Only tile with hollowness more than 50% will be replaced.
3. Common facilities. When it rains, it ponds. Patches of grass has flew off before, the fencing of the basketball have to be removed because it couldn't withstand strong wind.
4. Maintenance fee was increased by 40% upon VP. From rm0.27 to rm0.37 per square feet. While I understand the need to adjust due to inflation, 40% increment is way too much.
5. The team that managed the key collection and defects are severely understaffed.
I have submitted the defect report for more than 3 months and it is still not completed. That's 2 months longer than the stipulated period that they're supposed to complete the work.
A joint inspection was confirmed and scheduled 2 months plus after defect report is submitted, but the evening before the day it was supposed to take place, the pic called and said it's not ready yet due to tiles not available. Since I already engaged the service of inspection company to assist with joint inspection and no last minute cancellation or rescheduling is allowed, I have no choice but to proceed. True enough, the unit is not ready yet with several tiles missing and other defects not fixed.
6. Maintenance fee was increased by 40% upon VP. From rm0.27 to rm0.37 per square feet. While I understand the need to adjust due to inflation, 40% increment is way too much.
7. Overall, the workmanship is way below standard.. I've seen rumah wip with better quality.
