Had a nightmare dealing with one of the property agent here named 'ANGEL CHIN'.

Treated us like we're stupid. Let me tell y'all what happened in the simplest way I can.

1) Im currently renting a property at dato onn.
2) house owner wanted to sell the house im currently renting. House owner introduced us with an agent named 'angel'.
3) at first everything was sweet and promising. We proceeded with the loan. Mrs Angel applied the loan on our behalf at several banks.
4) then suddenly house owner cancelled us. It's okay we understand he wanted to sell at higher price.
5) Angel contacted us saying if we refuse the compensation money, she wont get the commission etc. (We just want our booking fee refunded)
6) Angel also persuaded us, pushing us to sign L.O from bank despite owner didn't want to sell the house.
7. I thought the story ends here. But this brilliant angel here, she DIDN'T CANCEL OUR APPLICATION AT THE BANKS. AFTER 2 MONTHS! THEN SHE SAID ' OH I SUDAH CANCELKAN ETC MEMANG AKAN NAMPAK RECORD FOR FEW MONTHS ETC'. HOW ARE WE GONNA APPLY FOR OTHER HOUSE LOAN IF YOU DIDN'T EVEN CARED TO MAKE SURE OUR LOANS ARE CANCELLED

8. I took things on my own then. I called the banks myself. Then the bank said sure can cancel no problem. WTH ANGEL One of the bank even said to us : 'oh youre dealing with angel? No wonder'
9. Two months later, Angel called saying owner got buyer already. Okay good to hear that. Me and my wife had contacted the owner ourself, and agreed to to a term. But suddenly Angel called us and decided that she will find us temporary house for us to rent as she wanted to sell the unit earlier. We didn't agree. But its too obvious angel, YOU ONLY CARED ABOUT MONEY. YOU ONLY CARED ABOUT YOUR 'COMMISSION'. WE DIDN'T EVEN TAKE OUR COMPENSATION FROM OWNER. ( the one that she said 'you half i half')
10. i have receipts and proofs that im not lying about how this agent treated us. My wife's tiktok is kinda big. We would've proceeded posting this on TikTok first. But im just gonna write here first since i believe here the impact wouldn't be too big and damaging to the company. Its their selfish moneygrubber I have problem with, wanna place us like animal.

I felt like what she did to us is like- 'oh u sit here first i give u new temporary place so that owner can sell house faster i also got money faster lah'. Lol angel, we already agreed with owner at specific date, ure the one who'se pushing owner and me so that u can get more/faster payment.

now waiting for the company to take action at this specific agent.

11. There's alot of other details that may enrage whoever heard about this, but i will keep this here FIRST

I don't recommend Propnex. This company has prolonged the holding of the client's deposit, and despite their client now initiating business in my shop, I have yet to receive any payment.
They've consistently delayed the process from the beginning, and I regret trusting them.

May i know what is the right process of securing rental unit with your agent? How soon can you issue me the official receipt? Payment to be done to PropNex acc or personal account? Who do i connect if my dealing with your agent is very suspicious?

I need a place to stay in JB and bought a house for own stay from reputable developer.

My case is handled by 2 agents from Propnex. They said the house comes with warranty and they are very clear I need the house ASAP for own stay and not investment.

During signing of SPA in January 2022, I noticed that the defects liability expires on 16 May 2022. I raised up my concerns to the lawyer and agents but they said the process will be fast and will not exceed the defects liability date.

After signing the SPA, I followed up with agents for status every 1 to 2 weeks. They kept saying, not to worry.. they are following up with developer.

Agents are not able to give me any details on status and not able to get me the receipt for the payment (for the balance 10 percent) I made.

I received the SPA on 18 March (2 months after signing the SPA). It came as a shock to me that the SPA is DATED 15 MARCH 2022 (not the stamp date but agreement date). This means, chances of getting the key before the defect liability date is slim.

The 2 agents pushing responsibility to each other. Male agent saying to me the lady is person in charge. The lady agent called me and say it is not her responsibility to call me, and she is just doing a favor to her colleague.

After 2 months of waiting.. I have to listen to all sort of 'reasons' for the delay: 'due to Chinese new year', 'due to Covid'....

The fact is I signed 2 weeks before Chinese New year and already waited 2 months.

Lesson learned for me.. Buy from developer whom are able to provide direct support and point of contact. Do not rely on any property agents to do the follow-up.

Update:
Both agents called me on the 22 March, both said that the developer do not issue receipt. That is their normal practice.

The agents followed blindly what the developer staff said and not even protecting buyer's interest?

I went to KWSP to enquire on EPF withdrawal on 24 March and mentioned to the officer that the developer do not issue receipt. The officer asked: 'developer mana ini? Ini beli rumah bukan beli gula gula kat kedai runcit ni.' (basically the officer asked which developer is this, you are buying a house and not sweets from groceries store).

I have obtained n the receipts from developer accounts dept directly on 24 March for payment made in Jan 2022.

Its really very bad experience with this company...completely racism....its seems they wont rent property to Malaysian Indian...😤😤rent by malay and run by indian also cannot....they will chase out...highlevel of stupidity....close ur company....shameless
