yang komen bagus2 tu semua property agent..hahahahaha..aku nasihatkan buyer datang masa pagi & petang time org pegi keje..tgk sendiri kawasan ni sesak ke tak..dah la sekolah rendah & menengah tak cukup..satu kelas sampai 40-50 murid..kalau nak buat sewa pon tak berbaloi sbb byk apartment lain buang harga rental..harap buyer ada buat kajian la dulu sebelum beli..

Really liked the greenery and open feel at KAIA Heights. The hilltop location gave such a nice breeze and view, and the facilities felt thoughtfully planned. The walkthrough was smooth and informative — you can tell the team put effort into making the experience pleasant.

Nice design, thanks to those who worked hard on this project.

The building design and landscape design, in particular, led me to decide to have it.

If it can be done perfectly, this would be the next valuable portfolio for UEM SUNRISE, demonstrating the developer's skills and experience. I'm worried this might be a nightmare.

I found out something funny after the key collection last month. The workmanship class doesn't match the CIDB QLASSIC score they achieved. I'm not sure how CIDB can inspect and justify it.

After handing over the key, still a lot of unfinished paint. Four weeks of condo, which a lot of wear and tear, should be completed by the deverloper, shouldn't it?

Now the rat infestation has become more widespread. Due to the hot weather, mice sometimes swim in the swimming pool.

The defect team closes the case without repair, wasting time and needing to repeat the report.

I hope the top management looks into the discrepancy in the project, gets the explanation, and compensates to the buyer.

If the related department needs a photo that serves as evidence, please let me know. I'd be happy to send a detailed picture for further study of the issue and work together to resolve it.

KAIA Heights stood out for its peaceful, elevated location and smart layout designs. The walkthrough was informative and smooth. The unit I saw had everything set up for a move-in ready experience. I really liked the flexible space — ideal for WFH — and the multigenerational facilities like the Happy Pavilion, which makes it feel like a true family home.

I’m one of the owners at Kaia Heights, and I am extremely disappointed.

This project is developed by UEM Sunrise and Kerjaya Prospek — two publicly listed companies that claim to be among the best in Malaysia. But what I received is worse than a RumahWIP project.

Kaia Heights was marketed as a high-end condominium. The showroom and all the marketing banners advertised 11-feet ceiling height, and we were told the actual unit would be exactly the same. But the real ceiling height is only 9 feet 3 inches. Even if you want to cut corners, 10 feet should be the minimum. This feels like a total scam.

The workmanship is terrible — rough finishes, water ponding in the balcony and toilets, poor drainage system. I honestly don’t know what is “premium” about this place.

The management fee is 30% higher than promised, and almost a month after VP, there is still no explanation or official response.

Defect handling is a joke — they peel off our stickers but don’t fix anything. The only “gift” from the developer was a water heater, which makes incredibly loud noise. They say it’s because of a “pump” — but I live in a condo, not in a treehouse. What pump sounds like that?

Cracks and wavy walls are everywhere in my unit. Total disappointment.
I will never consider anything by UEMS or Kerjaya Prospek again.
