project sangat teruk...first project senesta sudah lewat, layanan staff yg pusing² statement...project lewat tiada official permohonan maaf dan clarify tentang kelewatan project..jgn beli!!!...rumah dah tinggi tapi jadi perhiasan tggu kunci dari tahun lepas lagi nak bagi tak bagi juga...dev baru banyak project,project first senesta pun dah mengecewakan...menyesal beli rumah dengan JRK....jgn deal dengan dev ni...fed up!

Not Even Worth One Star – Poor Quality & Ridiculous Rules

I deeply regret buying a unit from JRK. The workmanship is terrible—none of the doors can close properly unless you slam them. This is unacceptable for a new property.

On top of that, JRK has appointed an incompetent and unhelpful Management Office. Complaints are ignored, and basic issues remain unresolved. The level of professionalism is shockingly low.

To make things worse, they’ve imposed ridiculous rules, such as requiring a CIDB-certified contractor just to install a simple window or door grill. This makes even the most basic renovations unnecessarily difficult and costly for owners.

It’s show that JRK has no regard for quality or residents' experience. I would never recommend this developer to anyone.

Had my key collection on 17 March 2025 for JRK Convena Bukit Jalil with very bad experience. Feels like JRK never learn from the previous project (JRK Senesta) which delayed the VP (Vacant Possession).

For building management: VP instruction for owners, handled by inexperience building management (Ocean Stars Property Management Sdn Bd). Even in current technology era still need owners to handover the hardcopy defect reports. There's no information on access key availability, move-in/out rules, no proper contractor SOP.

Project itself: JRK decided to carry out the VP process even when the whole building do not have any proper electricity for owners (I still can see the whole thick cables from substation going through Level 2 parking for temporary electricity). Out of 3 Lifts, only 1 can use (Lift Bomba) - it had multiple failures for the day of my key collection. Is this called as VP? Ready to move in? Think twice before you eyeing their other projects. I am paying the full monthly repayment and even the maintenance/sinking fees but this VP is not acceptable !!!!

So bad. JRK really needs to look into this matter seriously !!!

我只想说，如果有负星你早就负到爆炸了，jrk senesta根本就是一个品质超低的楼，健身房的器材是balia的，multipurpose hall没有冷气还要收rental fees Rm200还不包括deposit,电梯品质差到从大家拿钥匙开始到现在一边修一边坏，然后拍拍屁股丢给MO,再丢给我们这群owner自己想办法解决，还有一堆其他人顶不顺提了又提的问题我也不想提了，总之你们这间发展商做出来的东西就是又low又cut budget的,真的超级后悔信了你们的鬼话买了这间屋

Bought one of their projects in Bukit Jalil and I have to say that this developer is not taking their job seriously. Workmanship is really not up to standards considering the price I paid for. Submitted the defect rectification but delayed for 2 months with minimal rectification. They only think about high profits and low cost and never think of the buyers' pain in handling all these delays. All they say is sorry but who is going to bare the cost of everything. VP in April but till now I couldn't move in and might even delay further. They also have minimal requirements in hiring the Management Office as they seem to be inexperienced and overwhelmed by all the complaints from the owners. Really frustrating and disappointing from a developer like jrk group. They will try to shrug off your issue and call it a day and leave you hanging.

If I can rate a zero star for JRK. I would definitely do it. Please think twice when you want to purchase any new project from them. Totally not worth the time to deal with the management because all you can do is “wait until further notice” for your unit. Your email will be ignored all the way until you personally call them and they still ignore your email subsequently. Totally unprofessional and ridiculous.

is this a common culture among developers to be disgustingly cheapskate and running scam show?
bought a unit in bukit jalil under this group and promised and even contracted for 30 days for defect repair. not only they drag as long as they could they also refuse to honor their defect repair they also refuse to honor their contract clauses to compensate external contractor to get the job done.

literally they just throw a unit full of defects to you after they gotten their sales. rotten culture in a rotten group. theres no honor in this company. if I'd recommend, stay away from their projects at all cost. if you want to buy, get subsales where you're not trapped after the sale.

they might as well go for daylight robbing. disgusting.
