In the process of making a purchase of property in Ampang Saujana. My immediate & extended family had bought 3 properties in the area, mine will be the fourth. I have been misled by the agent that there is no hidden charges in the property purchase, also I do not need to pay the MOT that my sister will have to pay (for her property).

The message was conveyed in two different occasions,

First time during my sister & mum viewing on my behalf: "The sales price is including everything, with no extra charges like yours (referring to my sister's property) to be paid at the end. Some properties' 20k were collected, but this property is all included in the price (referring to my purchase).
Second time over a phone call between sales agent and myself (I live abroad) "You do not need to pay the RM 20k that your sister will have to pay for her property".
We have then been accused that it was us misunderstood the conversations that there will be additional charges of valuation fee and MOT (+/-RM 20k).

So the question here is,why would we even think of the random RM 20k out of thin air if it was not conveyed in the first place? If TJB has been transparent about the property price from the start, it would be fine for us to pay, however, the briefed price has been fluctuating.

The reason of writing this review is to warn anyone to be mindful when making purchases with this company, as the final price of the property price may be different to the price briefed.

I am aware that the property is new (not sold for 10 years), but also currently tiles are popping up across the whole first floor due to the built quality. Agent and sales office agreed that it would be repaired prior to signing S&P and we can inspect it. I hope it would be satisfactory fix and I will come back for a further review update once this is resolved.

I've been informed that the developer sales office manager have been assaulting my family member over the phone(shouting and name-callings) after the question of prices. The assaulting customer service is definitely uncalled for, the sales office could come to me and not disturb my family. My family was not even aware of my doings. There was also threat from the sales office in returning my deposit for my property purchase (the deposit money was transferred to developer’s solicitor since July)

The way the developer sales office operates reminded me of the wet market-tradings in Malaysia. I still wonder why was there a need in shouting at customers' family, does this classed as acceptable behaviour.

A message on Whatsapp was sent to me, claiming that the property will not be sold to me, which is fine with me as the agent and the developer have been fluctuating the price (first for the MOT, then pressuring us that the house price will be increased).

Since then, I have been emailing to the developer and their legal to obtain a refusal of sales letter, or some form of formal response, instead of an unknown WhatsApp text sender. Also, TJB sales agent had previously organised the mortgage for the property purchase & requested me to travel from UK to KL to sign documents. The mortgage product that TJB arranged would result in 1% charges (about RM 6k), together my flight ticket for the travel (~900 GBP) - Ive been asking for TJB to explain if these are going to be paid for after the toying act, as it was arranged by TJB too. No one is responding to my emails. As a registered company, for any refusal of sales, customer would need to have a confirmation of the fall through of sales formally, but nothing is being provided to date, and my deposit has yet to be refunded.

TJB is aware that the property is for my elderly parents and essentially putting two elderly persons' health at risk. Understandably this may not be the priority/ nor concern to most businesses, but I don't believe the whole experience of my purchase is needed.
